    Challenge

A leading Arkansas Starbucks developer successfully constructed and sold a free-standing Starbucks in Conway, leaving them with a 1.05-acre lot. Recognizing the potential of the site, they sought to maximize its value and attract a tenant that would benefit the community.

    Action

Haag Brown’s Medical Division led the search for a suitable medical tenant in the Conway market. After thorough research and outreach, they identified Autism in Motion (AIM) as an ideal fit for the site. This partnership would mark Autism in Motion’s first-ever ground-up Build-To-Suit clinic, designed to serve as a flagship location featuring cutting-edge therapeutic technologies.

Haag Brown guided Autism in Motion from the Letter of Intent (LOI) phase to establishing a Build-To-Suit lease. They coordinated closely with contractors to ensure that the vision for the 6,246 square foot clinic was realized, creating an environment conducive to transforming the story of Autism for kids & their families.

    Results

The collaboration culminated in the successful completion of a state-of-the-art clinic, providing vital services in a thoughtfully designed space. The new flagship location for Autism in Motion not only enhanced the treatment options available in Conway but also positioned the developer as a contributor to the community’s healthcare landscape. This project proved to be a win-win for both the landlord and the tenant: the developer maximized the value of their property, while Autism in Motion gained a cutting-edge facility that would support their mission for years to come. The positive impact on the community underscores the success of strategic partnerships in medical real estate.
